Impact Windows Cost in Florida: 2026 Prices, NOA and Permits
Last updated: October 2026
How much do impact windows cost in Florida?
Installers price impact windows per opening, then total the house. These are the same 2026 estimates we publish on our impact windows in Florida page. Your quote depends on the openings you have and where you live.
| Item | Estimated cost (2026) | Note |
|---|---|---|
| Per window, installed | $1,000–$2,400+ | Larger and architectural shapes cost more. |
| Per square foot, installed | $55–$100 | Useful for comparing quotes with different window sizes. |
| Typical 3-bedroom home (10–15 windows) | $12,000–$35,000 | Windows only; doors priced separately. |
| Sliding glass doors, installed | $4,000–$10,000+ | Size and panel count drive the price. |
| HVHZ / coastal projects | $40,000+ | Depends on the number of openings and specs. |
Location is the biggest single swing. Miami-Dade and Broward sit in the High-Velocity Hurricane Zone (HVHZ), where products must be approved for that zone. That adds roughly 10–15% compared with a similar Palm Beach County project that qualifies under statewide Florida Product Approval.
What does a whole house of impact windows cost?
Count every window you plan to replace and multiply by the per-window range. The table below is that math, not a quote.
| Windows replaced | Estimate at $1,000–$2,400+ each |
|---|---|
| 5 windows | $5,000–$12,000+ |
| 10 windows | $10,000–$24,000+ |
| 15 windows | $15,000–$36,000+ |
| 20 windows | $20,000–$48,000+ |
Our typical range for a 3-bedroom home, $12,000–$35,000 for 10–15 windows, falls inside this math. Add sliding glass doors separately, plus any stucco, drywall or trim repair the installer lists as extra.
What changes the price of impact windows?
Size and shape
Price climbs with square footage. Arched, trapezoid and oversized units need custom fabrication and cost more than standard rectangles.
Frame material
Aluminum costs more than vinyl and suits slim profiles and large openings. Vinyl gives strong value and energy efficiency at mid-tier pricing.
Glass package
Standard laminated glass is the base. Low-E coatings, insulated laminated units and tints add cost but help with heat, noise and glare.
HVHZ and product approval
Miami-Dade and Broward projects need products approved for the High-Velocity Hurricane Zone, usually with a Miami-Dade NOA. Expect roughly 10–15% more than a similar project under statewide approval.
Installation type
Setting a new unit into the existing opening is the simplest job. Enlarging an opening, converting a window to a door, or repairing damaged framing or stucco adds labor and may need engineering.
Floor level and access
Second-story and high-rise openings take more labor and equipment than ground-floor windows.
Florida Product Approval vs. Miami-Dade NOA
Florida law requires windows, shutters and impact protective systems to be approved before they are used in construction (section 553.842, Florida Statutes). Quotes will cite one of two approvals.
| Florida Product Approval | Miami-Dade NOA | |
|---|---|---|
| Issued by | Florida Building Commission, through the statewide Product Approval system | Miami-Dade County's Product Control Section |
| Identified by | An FL number (the State Product Approval Number) | A Notice of Acceptance (NOA) number |
| Where you'll see it | Common on projects outside the HVHZ | Common on projects in Miami-Dade and Broward (the HVHZ) |
| How to check it | Search the FL number on floridabuilding.org | Search Miami-Dade's product approval database |
You can look up any FL number yourself in the Florida Building Commission product approval search. Miami-Dade uses the NOA to convey approval of a product to the building industry (Miami-Dade construction materials brochure). Each NOA carries an expiration date, and you can search approvals in the county's Product Control database. Ask for the current version of each NOA.
The HVHZ covers Miami-Dade and Broward (Florida Building Commission). Inside it, Miami-Dade's windows, shutters and doors permit page asks for the current NOA of each window and notes that Florida Building Commission product approvals are also acceptable. Either way, ask the installer to show the approval for every product and confirm it is valid for your county.
Impact windows vs. hurricane shutters: which costs less?
In the HVHZ, a Florida Building Commission fact sheet says every exterior opening must be protected by shutters or impact-resistant windows. That gives you two paths: impact windows, or standard windows plus approved shutters.
| Impact windows | Hurricane shutters | |
|---|---|---|
| Storm protection | Always in place | Must be closed or mounted before each storm |
| Upfront cost | Higher: about $1,000–$2,400+ per window | Lower upfront |
| Everyday benefits | Noise reduction, UV protection, security, energy savings with Low-E glass | None while open |
| Product approval | Required (FL number or NOA) | Required (FL number or NOA) |
| Insurance | Can qualify as opening protection | Can also qualify as opening protection |
Shutters win on upfront cost. Impact windows win if you don't want storm prep, travel during hurricane season, or would struggle to mount panels on short notice.
Do you need a permit for impact windows in Florida?
Plan on one. Here is how two large counties handle window replacement:
- Miami-Dade: the permit application must note that you are replacing existing windows, with the current product approval for each window and its approval number marked at the opening where it goes (Miami-Dade window replacement guideline).
- Orange County: the applicant uploads an Orange County Product Approval Specification Sheet, a licensed contractor accepts the permit, inspections are required, and a passed final inspection completes it (Orange County windows and doors permits).
Both counties allow owner-builder permits, but then you act as your own contractor. If an installer asks you to pull the permit, treat it as a red flag and check their Florida contractor license before you sign.
How long does impact window installation take?
| Stage | Typical time | Note |
|---|---|---|
| Measure and quote | Varies | Each installer should measure every opening in person. |
| Permit review | Varies | Depends on your city or county. Ask each installer for current review times. |
| Manufacturing | 6–12 weeks | Estimate. Custom and architectural windows take longer. |
| Installation | 1–3 days | Typical for most homes once permits are approved. |
| Final inspection | Varies | Closes the permit. Keep the paperwork for insurance. |
These are estimates, so get each installer's lead time in writing. Hurricane season runs June 1 to November 30 (Florida Office of Insurance Regulation). Signing in winter or early spring leaves room for permits and manufacturing before the season starts.
Do impact windows lower homeowners insurance in Florida?
They can. Florida law requires residential property insurance rate filings to include actuarially reasonable discounts, credits or other rate differentials for windstorm mitigation features. Opening protection and the strength of windows and doors are on that list (section 627.0629, Florida Statutes). The size of any credit depends on your insurer and your home, and the Office of Insurance Regulation explains how these discounts came about.
Credits are documented on the Uniform Mitigation Verification Inspection Form (OIR-B1-1802), completed by an authorized inspector. The Office of Insurance Regulation says the form was updated effective April 1, 2026 and stays valid for up to five years if no material changes are made to the structure. After your permit is closed, ask an inspector for an updated form and send it to your insurer.
The same law lists roof covering strength and roof-to-wall connections. If your roof is also due, it can make sense to price both projects with licensed Florida roofing contractors at the same time.
My Safe Florida Home: current status
As of October 2026, the My Safe Florida Home program site says it is collecting contact information while the Legislature considers new funding. In the 2025–26 cycle the program offered free wind-mitigation inspections and grants of up to $10,000, with impact windows and doors among eligible upgrades, for homes with a homestead exemption, an original building permit application made before January 1, 2008, and an insured value of $700,000 or less. Check the program's current status before you sign a window contract.
What should an impact window quote include?
- Every opening listed with size, style, frame material and glass package.
- The FL number or NOA for each window and door, not just the brand name.
- Who pulls the permit, and whether permit and inspection steps are in the price.
- Stucco, drywall, trim and paint repair around each opening: included or excluded.
- A written lead time for manufacturing and an install date range.
- Separate product and labor warranty terms.
Watch the deposit. On residential work, a contractor who takes more than 10% of the contract price up front must apply for permits within 30 days and start work within 90 days after permits are issued, unless there is just cause or you agree in writing to a longer period (section 489.126, Florida Statutes). Impact window lead times are long, so ask how the installer handles that.

Frequently asked questions
How much does one impact window cost in Florida?
About $1,000–$2,400+ installed, or $55–$100 per square foot (2026 estimates). Larger, arched or custom-shaped windows land at the top of that range or above it.
What is the average cost of impact windows for a whole house in Florida?
A typical 3-bedroom home with 10–15 windows runs about $12,000–$35,000 (estimate). HVHZ and coastal projects in Miami-Dade and Broward can exceed $40,000, and sliding glass doors are priced separately at about $4,000–$10,000+ installed.
Why do impact windows cost more in Miami-Dade and Broward?
Both counties are in the High-Velocity Hurricane Zone, where products must be approved for that zone, usually documented with a Miami-Dade NOA. That adds roughly 10–15% compared with a similar Palm Beach County project under statewide Florida Product Approval.
Do I need a permit to replace windows with impact windows in Florida?
Plan on one. Miami-Dade asks for a permit application with the current product approval for each window, and Orange County requires a product approval specification sheet, inspections and a passed final inspection. Your installer should pull the permit.
Do impact windows lower homeowners insurance in Florida?
They can. Florida law requires residential property insurance rate filings to include discounts or credits for windstorm mitigation features, including opening protection. An authorized inspector documents them on the Uniform Mitigation Verification Inspection Form (OIR-B1-1802). Ask your insurer how it applies credits.
Can My Safe Florida Home help pay for impact windows?
Possibly. The program has offered grants of up to $10,000 with impact windows among eligible upgrades, but as of October 2026 its site says it is collecting contact information while the Legislature considers new funding. Check its current status before you sign a contract.
